The chassis, seat, wheelbase, steering wheel, pedals, shifter, handbrake, monitor stand, monitor(s), computer, and have to set up and wire manage everything. This will take anywhere from 25-40+ hours to build, setup, and dial everything in. And if you get motion or haptics for your simulator, it will most definitely be longer.

Now, yes, some companies allow you to purchase the simulator chassis and hardware (wheelbase, pedals, etc), but you still have to purchase the other peripherals and hardware and of course: build, setup, manage, and dial in.
